I always say that I’m going to write about what happens behind the scenes in my world, but I’m usually too busy recovering to remember.
This time, I remembered.
This scenario opens with an extremely frustrated investor who tried to sell his own property. He had a small fire in the upper part of a bungalow, so the potential buyers had been playing around with making and closing a strong offer for months.
I listened patiently to the owner’s woes. I suggested having our firm list the property in a special way to help him sell it quickly, but he was already in negotiations with a few buyers, so he couldn’t list it at that time.
Fast forward a few more weeks, and those potential buyers had either walked out on the deal or tried to beat him down to lower the price.
SHAME! (cue the angry nun with the cowbell and Cersei Lannister with a bowl cut)

We sent out the email with the property info and got a few offers. The offers were on the low side, so we went to the next step.

We put the property on the market as-is. The seller didn’t have the time nor the energy to fix up the smoke damage from the fire, and that wasn’t necessary. The pricing was well within the range to make a good rehab and flip feasible.
